Ban family houses from being converted into Houses of Multiple Occupancy (HMOs)
Introduce legislation to prevent property developers & private landlords from converting family homes into HMOs, especially ex-council homes. We think that there is already a dearth of family homes for low-income working families, & by converting them into HMOs, the situation is being made worse.
Introduce clear statutory rules and guidance on rent abatement
I think the law on rent abatements (rent reductions due to disrepair) is unclear. Landlords can refuse rent reductions even where serious repair issues may exist, forcing tenants to go to court. I propose statutory rent reduction bands, similar to Vento bands used in employment law.
Require councils to review social housing tenancies
People are being left without support, while some social housing tenants remain in subsidised homes despite earning high incomes or no longer meeting the need criteria.
Introduce the care home fees cap for personal care costs
A care cap was due to come into force in England in October 2025. It would have meant that no one would have to pay more than £86,000 in England for their personal care. This was postponed and finally abolished by the previous and current governments. I feel strongly that it should be implemented.
Require landlords to sell vacant properties to house homeless and refugees
With over 700,000 empty homes, 170,000 vacant commercial properties, and around 350,000 homeless people, taxpayers shouldn’t bear the housing burden. Empty properties could be sold to investors committed to easing homelessness for a minimum of two years post-purchase.
